For Inspections:

  • Make sure all utilities are turned on (water, gas, and electricity).
  • Replace burnt-out light bulbs and test outlets and smoke detectors.
  • Change HVAC filters and ensure the system is operational.
  • Clear clutter from key areas — especially around water heaters, furnaces, and electrical panels.
  • Unlock attic, basement, and crawl space access points.
  • Trim bushes or trees away from the home’s foundation and roofline.
  • If the home is vacant, make sure all appliances remain connected and working.

For Appraisals:

  • Tidy up the exterior — curb appeal counts. Mow the lawn, remove debris, and touch up paint if needed.
  • Declutter and clean inside the home to make it look well-kept and spacious.
  • Make minor cosmetic updates (fresh paint, replaced fixtures, tightened hardware).
  • Compile a list of recent upgrades or renovations with dates and costs.
  • Provide the appraiser with helpful details — like your preferred comparable sales (“comps”) if your agent has pulled them.
  • Ensure all rooms and spaces are accessible — including garages, attics, and sheds.
